Last updated: 2 October 2026
These terms apply when you use Aeya. By creating an account or using the site, you agree to them. Please read them alongside our Privacy Notice, which explains how we handle your information.
About Aeya
Aeya is a UK property platform. It helps you search for homes, organise buying and selling, keep records about your home, and get answers to property questions.
Aeya is operated by Casa Vista Ltd, registered in England and Wales (company number 15800686). Registered office: 3rd Floor, 86-90 Paul Street, London, EC2A 4NE.
Not financial or legal advice
Aeya gives general information to help you understand your options. It is not financial, mortgage, legal, tax or survey advice, and it does not replace advice from a qualified professional.
- calculator results, including affordability, borrowing, stamp duty and repayment figures, are estimates based on the numbers you enter and general assumptions
- answers from our AI assistant, MAISON, can be incomplete or wrong. Check anything important before you rely on it
- property details, prices and energy ratings come from third parties and may be out of date or inaccurate
Before you make a decision about buying, selling, borrowing or your legal position, speak to a mortgage adviser, solicitor, surveyor or other qualified professional.
Your account
- you must be at least 18 to create an account
- keep your sign-in details secure. You are responsible for activity on your account
- give us accurate information, and keep it up to date
- you can delete your account at any time from your profile settings
Your content
You own the documents, notes and information you add to Aeya. You give us permission to store and process that content only so we can provide the service to you, including reading documents to pull out useful details and using your information to answer your questions.
Only upload content you have the right to share. When you invite someone to a property, they will be able to see the information you share with them.
Acceptable use
You must not:
- break the law, or help anyone else to, using Aeya

Availability and changes
Aeya is still being developed. We work to keep it running reliably, but we cannot promise it will always be available or free of errors. We may change, add or remove features over time.
Our liability
Nothing in these terms limits our liability where it would be unlawful to do so, including for death or personal injury caused by our negligence, or for fraud.
Otherwise, we are not responsible for losses that result from decisions you make based on information in Aeya, including calculator results, AI answers or third-party property data. We are also not responsible for losses that were not reasonably foreseeable.
If you are a consumer, you have legal rights that these terms do not affect.
Changes to these terms
We may update these terms. If a change is significant, we will let you know before it takes effect. The date at the top shows when they were last updated.
